Why the InterNACHI SOP Matters

The published, industry standard for every inspection we do.

The InterNACHI Standards of Practice define the minimum acceptable scope of a residential inspection — a checklist of every system that must be examined, documented, and reported on.

Every Prosight inspection meets or exceeds it. That means nothing gets skipped, nothing gets glossed over, and you can hold any inspector (including ours) to a verifiable standard.

Systems Covered Structural · Roofing · Exterior · Plumbing · Electrical · Heating · Cooling · Insulation · Ventilation · Interior · Fireplace & Chimney · Built-in Appliances
What We Inspect

Every system. Every standard.
Every time.

Four practice areas, all built on the InterNACHI Residential and Commercial Standards of Practice. No shortcuts, no boilerplate reports, no excuses.

Prosight inspector checking under-sink plumbing

Residential — single-family, condos & townhomes.

Every inspection follows the InterNACHI Standards of Practice and adheres to the high standards of a visual inspection of all required systems in your home or business. We're generally on site for 2 to 3 hours for residential inspections, longer for commercial. We take a great deal of photographs and make video notes as we work through every system.

Prosight inspecting a commercial flat roof

Commercial — where due diligence pays for itself.

Whether you're acquiring a property, evaluating a triple-net lease, or refinancing, the commercial inspection is the document your lender, partners, and CapEx forecasts depend on. We go deep on HVAC, life safety, building envelope, ADA accessibility, and code compliance — the systems that drive your next decade of capital plans.

  • Office, retail, and light industrial
  • Properties up to 50,000 sqft (larger scoped on request)
  • Multi-family with custom scope for shared systems
  • Built to the InterNACHI Commercial SOP, scoped to your asset class

Our commercial work now has a dedicated home: Prosight Commercial Inspections. Explore the full range of services and inquire for more information.

Specialty — the add-ons that catch the expensive surprises.

The services most inspectors don't offer or only offer through a sub. We run them ourselves, with the same depth and the same reporting standard. Bundle any of them with your inspection at booking.

  • Thermal Imaging (included on every inspection)
  • Drone Roof Imaging (when FAA approved for the property)
  • Pool & Spa Inspections
  • Wind Mitigation & 4-Point Inspections (Florida insurance)
  • Residential Water Testing — well & city water, lab-certified
Prosight inspector on the roof during a pre-listing inspection

Pre-Listing — control the narrative before the offer comes in.

Stop waiting to find out what's wrong with your home from the buyer's inspector. A pre-listing inspection puts you in control: identify and resolve issues on your timeline, price the property accurately, and turn what would have been a negotiation chip into a value statement. You get the same full report a buyer would get — plus a buyer-facing summary that travels with your listing.

  • Full inspection — same SOP coverage as buyer-side
  • Shareable summary — optional w/ your agent
  • Re-inspection of completed repairs available
The Deliverable

A report on every screen
your buyer touches.

Your Inspection

Start to finish, every time.

Every Prosight inspection is run the same way: the same standards, the same depth, the same end-to-end experience. Here's exactly what happens from your first click to your final report.

Phase 01 — Before the Inspection

Booking, intake, and the setup that makes the day go smooth.

No phone tag, no callback for pricing, no "let me check and get back to you." Online from start to confirmed.

1

Book online in under a minute

Pick your inspection type, tell us about the property, provide your information, pick a date / time slot, and provide your agent information.

2

Pay securely to lock it in

Pay by card through our secure Stripe checkout. Paying locks in your price and your time slot. We accept most major credit and debit cards, and your receipt — listing your services, fees, and taxes — is emailed to the address on file.

3

Sign your inspection agreement & The Day of Your Inspection notice

Right after payment, we will be emailing you several key documents. Upon completion of your payment, you will get a payment receipt and at least 2 emails from DocuSign for your pre-inspection agreements. Once those are fully signed, you will be getting a confirmation on your inspection appointment, and an email to your inspection portal where your report will be placed when it is completed. Your inspection is not confirmed until payment is completed and all documents from DocuSign are signed. Be sure to check your spam and junk folders if you don't receive at least 6 emails from us. You have 72 hours to complete your paperwork.

4

Confirmation & Scheduling

Once confirmation is received, you are set and ready to go. If you need to reschedule or cancel your inspection appointment, you may do so up to 24 hours before your inspection start time. After that time, your inspection is locked in place. We do not authorize refunds for cancellations within 24 hours of the inspection start date / time. If you have an emergency you may reschedule up to two times. To reschedule please contact us at customerservice@pro-sightinspections.com.

Phase 02 — Inspection Day

The InterNACHI day-of guide, followed exactly.

2–3 hours on site. Every system in the SOP examined, documented, photographed. Safe, systematic, no shortcuts.

5

Day-of inspection — the InterNACHI protocol, end-to-end

We follow the official InterNACHI day-of-inspection guide. Roof & exterior first (or weather-permitting alternative), then HVAC, electrical, plumbing, structure, interior, insulation, ventilation, and built-in appliances. Many photos and videos are taken, documenting every finding and every clear pass. You're welcome on-site for the last 30 minutes for the walkthrough.

Safety First. Every inspection follows the InterNACHI safety protocol: GFCIs verified before live electrical testing, ladders properly secured and stabilized, attic and crawlspace access only when safe, no testing of de-energized or out-of-service systems without your permission. The job is finding problems, not creating them.
Phase 03 — After the Inspection

Walkthrough on site, full report in 24 hours.

While it isn't required that you be present at your inspection, it's to your advantage so we can walk through the findings together and I can explain them in detail with you. This can be the most useful 30 minutes you'll spend in the home-buying process — followed by a report you'll actually open more than once.

6

Live walkthrough

Before we leave, we walk the property with you and review the major findings in person. Show you what we found, what it means, what's a deal-breaker and what's a Saturday project. 20–30 minutes, included.

7

Report delivery

Interactive digital report in your inbox within 24 hours — usually same evening. Severity-tagged, photo-rich, shareable with anyone (your agent, contractors, family). The viewer you saw above is the actual report.

Where We Work

Based in Saint Petersburg — serving the Tampa Bay region.

Pinellas County is our primary service area. The five surrounding counties are also serviced with a small mileage fee added to the inspection.
