Every inspection follows the InterNACHI Standards of Practice and adheres to the high standards of a visual inspection of all required systems in your home or business. We're generally on site for 2 to 3 hours for residential inspections, longer for commercial. We take a great deal of photographs and make video notes as we work through every system.

Pick your inspection type, tell us about the property, provide your information, pick a date / time slot, and provide your agent information.
Pay by card through our secure Stripe checkout. Paying locks in your price and your time slot. We accept most major credit and debit cards, and your receipt — listing your services, fees, and taxes — is emailed to the address on file.
Right after payment, we will be emailing you several key documents. Upon completion of your payment, you will get a payment receipt and at least 2 emails from DocuSign for your pre-inspection agreements. Once those are fully signed, you will be getting a confirmation on your inspection appointment, and an email to your inspection portal where your report will be placed when it is completed. Your inspection is not confirmed until payment is completed and all documents from DocuSign are signed. Be sure to check your spam and junk folders if you don't receive at least 6 emails from us. You have 72 hours to complete your paperwork.
Once confirmation is received, you are set and ready to go. If you need to reschedule or cancel your inspection appointment, you may do so up to 24 hours before your inspection start time. After that time, your inspection is locked in place. We do not authorize refunds for cancellations within 24 hours of the inspection start date / time. We follow the official InterNACHI day-of-inspection guide. Roof & exterior first (or weather-permitting alternative), then HVAC, electrical, plumbing, structure, interior, insulation, ventilation, and built-in appliances. Many photos and videos are taken, documenting every finding and every clear pass. You're welcome on-site for the last 30 minutes for the walkthrough.
While it isn't required that you be present at your inspection, it's to your advantage so we can walk through the findings together and I can explain them in detail with you. This can be the most useful 30 minutes you'll spend in the home-buying process — followed by a report you'll actually open more than once.
Before we leave, we walk the property with you and review the major findings in person. Show you what we found, what it means, what's a deal-breaker and what's a Saturday project. 20–30 minutes, included.
